Landlords' concerns about maintenance of their properties.

A major concern for landlords is the upkeep of their property; will the house  become damaged, neglected or run down? This is especially  worrying if this is your own home that you will occupy in the future. Even if this is not the case,  investment in a  house to let is a substantial amount of money. Therefore it is important that the house is checked regularly. Also, to ensure that properties are let quickly, they have to remain attractive and well presented.

Another concern for landlords is the cost of repairs and maintenance.

Copleys maintenance department is central to the management and care of the property. It deals with all calls individually and takes into consideration the owners requirements about how repairs are to be undertaken.

In addition the inspection process that is carried out on a regular basis ensures that properties do not become run down or neglected. Minor repairs are dealt with quickly and effectively, and owners are contacted where more costly repairs are needed. We also take into account long term maintenance issues for owners that are abroad or not able to visit the property. This includes interior and exterior decorating and maintenance and even complete refurbishment when this is required.

Our maintenance team, represented by one of our directors and our maintenance manager have many years of experience in this area and adopt a common sense,  practical approach to repairs. We are able to deal with some minor repairs ourselves. However, increasingly, legislation dictates the qualification of repairers for electrical and gas work.

We use locally based companies who are carefully selected and vetted by us. Our contractors are checked for qualifications and insurance cover. They only work to written job instructions. All charges are carefully monitored and reviewed.
